What is happening with the real estate market in Davis?

Dear Interested:

The Davis real estate market has been very stable, since both interest rates and housing inventory are low. Interest rates are at historically low levels. There are few buildable lots in Davis because of the strong demand for housing. This is due in part to the increase in students and faculty at the University of California at Davis. The price of homes has risen over the last two years. Davis is a desirable location because of the university and local elementary, junior high and high schools have some of the highest test scores in California.

In 2003 it is projected that the value of homes will go up by 4 to 8%. Last year, homes sold for 99% of the asking price. In the summer months, homes have sold for 100% of the asking price. Being a college town, the number of homes available in Davis increases in the spring and summer due to the graduation. This is the result of parents selling homes or condos they purchased for their children attending UCDavis.

It's important for buyers and sellers to review the market so they understand what they can expect.
